"My dryer takes three cycles" arrives as an appliance ticket. It is usually a vent. A vent program cuts repeat maintenance calls that never had anything to do with the machine.

Restricted venting runs the heating element and thermal fuse hot. If you own the dryers, you are replacing them earlier than you should be.

What you receive

One file, one row per unit

This is the part that distinguishes the service, and the part most vendors do not provide at all.

  • Unit number and date serviced — every unit in the program, including ones found not to need cleaning
  • Airflow reading before — measured at the exterior vent, in feet per minute
  • Airflow reading after — the same measurement repeated, so improvement is on the record
  • Before-and-after photographs — of the duct and the material removed
  • Exceptions noted — units not accessed, units with damaged ducting, units flagged for roof access

Delivered as a single document at the end of the program, or per block if you would rather have it as work proceeds. It is built to be filed, not read. Here is the format:

How it runs

Honest scheduling, so you can plan around it

This is an owner-operated business, not a crew. That shapes how a program is scheduled, and it is better you know the shape of it now than halfway through.

Ten to fourteen units a day is the realistic rate in a building where units are stacked and there is no travel between them. A 60-unit community is roughly a week. A 200-unit community is a three to four week program run in blocks. That fits an annual maintenance cycle comfortably. It does not fit a "before the inspection on Friday" timeline, and I will say so on the phone rather than agree and fail.

You issue resident notice on whatever schedule you already use. Units nobody can access on the day get picked up in a later block at no extra charge — chasing access is my problem, not something to bill you for.

The same technician does every unit in your community. Residents see one person, one vehicle, one face, for the duration.

What your onboarding process will need

All of it is available on request, usually the same day.

  • Certificate of insurance General liability, with your property or management company named as additional insured if required.
  • W-9 On file and ready to send.
  • Business registration Maryland registered trade name; documentation on request.
  • Licensing position Dryer vent cleaning is not MHIC-licensed work in Maryland. Duct replacement and rerouting are, are not performed here, and are referred to a licensed contractor.
  • References Residential references available. This is a new business, so there is no long client list — ask and I will tell you exactly how many properties I have worked and who to call.
Limits

What is not covered

Better on the page than discovered on site.

Roof-terminating vents and shared building exhaust. These need roof access and building-systems coordination this business is not set up for. They are identified during the walkthrough and counted out of the quote so you can source them separately.

Duct replacement, rerouting and structural alteration. Licensed home improvement work in Maryland. Damaged ducting is photographed and reported to you; a licensed contractor does the repair.

Air duct and HVAC cleaning. Not offered. Dryer vents only.

General liability insurance is carried on every job and a certificate is provided before work starts. A certificate naming the property or management company as additional insured can be arranged on request.

How is resident access handled?
