Coming from Bowie

One Annapolis job is worth the drive

Bowie Dryer Vent Cleaning runs out of Bowie, about 25 minutes up Route 50. It's on the sign, so there are no surprises there — and it costs you nothing.

No minimum job size. No waiting until enough Annapolis work stacks up to justify a trip. No travel line on the invoice. A single $169 vent in Eastport is worth coming out for on its own, and it's priced exactly the same as one in Bowie.

Most Annapolis jobs get booked within the week, and often sooner than that.

Annapolis housing

Four very different kinds of job in one small city

Annapolis has about 17,500 housing units across 24 neighborhoods, and the mix is unusual: roughly 39% detached houses, 31% apartments and high-rise, and 24% row houses and attached homes. Almost a third of the city lives in multi-unit buildings, which is far higher than anywhere else nearby.

The Historic District

Downtown housing is largely pre-1939, and Annapolis has more intact 18th-century brick buildings than any city in the country. Laundry rooms here are retrofits, so duct runs tend to be long, indirect, and routed around structure that was never meant to accommodate them.

Eastport and the waterfront

A mix of single-family homes, townhomes, duplexes and condos, much of it built between the 1940s and 1990s. Salt air is the differentiator — exterior hoods and flappers corrode faster within a few blocks of the water.

Parole and West Annapolis

More conventional suburban stock, largely 1970s through 1990s, plus Cape Cods and cottages toward Wardour. These are usually the most straightforward jobs in the city.

The multi-unit share is the part most companies price wrong. A condo with an accessible wall exit is an ordinary $169 job. A unit venting into a shared building exhaust or terminating on the roof is a different animal entirely, needs building management involved, and gets referred out rather than guessed at.

One local rule worth knowing

Historic District exterior work is regulated

Cleaning a vent inside a Historic District property is ordinary work and needs no permission from anyone.

Replacing or altering the exterior hood is a different matter. Exterior changes to properties inside the district fall under the City's Historic Preservation Commission, and that's a conversation for you to have with them before anyone touches the outside of the house.

If I find a corroded or seized hood on a downtown property, I'll photograph it, tell you what it's doing to your airflow, and leave the decision with you rather than swapping it out and creating a problem.

Questions

Annapolis questions

How much is dryer vent cleaning in Annapolis?

A flat $169 for a standard wall-exit vent and $239 for a second-floor wall exit. Those are the same prices charged in Bowie — there is no travel surcharge for Annapolis. The airflow inspection is free whether or not you book the cleaning.

Are you based in Annapolis?

No. Bowie Dryer Vent Cleaning is based in Bowie, about 25 minutes away on Route 50. That said, there is no minimum and no waiting for a route to fill — a single Annapolis job is worth the drive, and there is no travel charge. The only thing a city-based company beats me on is a same-hour emergency.

Do you work on homes in the Historic District?

Yes, on the cleaning. Older downtown homes often have retrofitted laundry rooms and long, awkward duct runs, which is normal work. What I will not do is replace or alter an exterior vent hood on a property inside the Historic District without you first checking with the Historic Preservation Commission — exterior changes there are regulated.

Can you service condos and apartment buildings?

Yes, where the vent is accessible from the unit and an exterior wall. Roughly 31% of Annapolis housing is apartments or high-rise, and some of those buildings have shared or roof-terminating exhaust that requires building management and roof access. Those get referred out.

Which Annapolis zip codes do you cover?

21401 and 21403, plus Parole, West Annapolis and Eastport. Areas further out toward Cape St. Claire and Arnold are case by case — call and ask.

Why do vent hoods rust out faster in Annapolis?

Salt air. Homes near Spa Creek, the Severn and the Bay go through exterior hoods and flappers faster than inland houses. A seized or corroded flapper restricts airflow just like lint does, and it is one of the more common things found on waterfront properties here.
